How much does it cost to demolish my House?

A question we often get asked for residential properties? It will depend on a lot of factors.

Using a qualified demolition contractor for House Demolition can save you money instead of asking for a building contractor to carry out the work.

How do you know your Demolition contractor is a good one?

With health and safety a priority, we recommend selecting a contractor who will give you good trade references and is an accredited member of the NFDC (National Federation of Demolition Contractors). The NFDC sets high standards for their contractors.

What do you need to do?

House Demolition in EssexIf your home was built pre 2000, you must have an RD Survey to establish whether the House has asbestos-containing materials within it. Your demolition contractor can arrange this at extra cost. No demolition contractor should undertake the works without seeing a survey if asbestos is present.

Asbestos is removed under controlled conditions, and a licensed waste carrier takes the materials to a landfill.

Section 80

A section 80 demolition notice must be sent to your local council to permit the work to commence. It can take up to six weeks to be approved. Some Councils do not charge, but the average cost is £500.00. Once again, your contractor can arrange this for you.

Services disconnection

Water, gas and electricity require disconnection, which can take up to 8 weeks. No demolition can take place with gas or electric live. Water can be utilised for dust control.

Party wall agreements

A Party wall agreement is a consideration if your property adjoins another property or needs to infringe on another property.

Location

Access to the site will affect the price. It will determine what machinery can carry out the demolition.

Tree protection

If the trees around your property are listed, tree protection must be installed, which may affect how the demolition proceeds.

Wildlife

Nesting birds, newts and roosting bats will stop any work starting and require an ecologist specialist’s removal strategy.

Japanese Knotweed/Evasive Species

A specialist must treat or remove evasive species of plants like Japanese knotweed must be removed before work commences.

Pricing

A small bungalow or House can be demolished for around £12-15k, and a large house for up to 30k
