Asbestos Removal for Demolition
A significant part of any demolition project on buildings built before 2000 is to ensure that the building has had an R&D Asbestos Survey.
Before this time, asbestos was used extensively in building materials such as artex, guttering, pipe lagging etc because of its fire-resistant properties.
M&M will only undertake work with access to an R&D survey. A management survey should be present for all commercial buildings and used for the following:
To ensure that:
- Nobody is harmed by the continuing presence of ACM in the premises or equipment.
- that the ACM (Asbestos Containing Materials) remain in good condition
- that nobody disturbs it accidentally
The R&D Survey will show where type of and how much asbestos is present. Ideally, An R & D asbestos survey must be undertaken when the building is unoccupied as it will involve making holes in walls, etc., to explore cavities.
A management survey will not provide the information we need as a demolition contractor to provide a quotation for the removal.
Ground Testing
In a lot of older properties ACM’s may be present in ballast used when creating the slab of the building and it is always worth testing by making boreholes in the slab and surrounding land.
If asbestos is found when breaking a slab it will involve delay and extra costs.
R&D Survey
M&M can arrange r an R&D Survey for you. We recommend that an independent company from the chosen removal company undertakes the survey.
There are two types of asbestos: notifiable and non-notifiable. M&M can undertake non-notifiable work as our workforce are fully trained. Non-notifiable works would include the removal of asbestos roof sheets commonly found in garages and industrial buildings.
Notifiable asbestos must be carried out within airtight enclosures by specialist contractors.
All asbestos is from the site as hazardous materials in sealed containers.
