Abercrombie House and former Harold Hill Library

The London Borough of Havering appointed M & M Demolition as Principal Contractor to complete the demolition & enabling works to make way for the construction of the new Family Welcome Centre in this busy residential & commercial area of Romford. The works consisted of the full demolition of Abercrombie House, a former hostel for the homeless, the Harold Hill Library, and a former Boxing Gym.

Our scope of works included the disconnection of all incoming services, erection of a full height timber hoarding to the perimeter, internal asbestos removal, internal soft strip, and demolition of the structures incorporating the removal of all slabs and foundations.

In 2003 a mural created by urban street artists Mark Wydler, Karen Wydler and Carrie Reichardt was installed to the front of the library building. This was very aptly called ‘The Art of Recycling’ and was created using enamelled tiles bonded to slate panels. It was vitally important to the council & local community that the mural was preserved, and M&M demolition devised a methodology to dismantle the mural into reusable sections. These were diligently catalogued and palletised then transported to an agreed designated storage facility.

24 – 66 Fenwick Place, London SW9

Working with an existing client ‘Homes for Lambeth’s M&M Demolition was appointed to demolish a row of two-storey flats as part of a regeneration scheme in Lambeth. The block was located close to other residential properties with a one-way street only for access which was also used 24/7 by residents. An invasive species of plant called ‘Snowberry’ was located within the site area. M&M introduced a treatment programme to eradicate the plant in the lead to the demolition. Close liaison with the residents was crucial. During the lead-in to the project, our Community Liaison Officer was able to establish ongoing communication with them. Subsequently, it allowed us to develop a traffic management plan to ensure residents knew our lorry movements and keep them informed of work progress. Asbestos removal works had to take place before demolition. Noise and Dust monitoring monitored noise and dust 24/7 with water sprays in operation to control dust during demolition.

All works were completed a week early, Lambeth Homes visited the site to congratulate the site team led by Tim Meaney.

Saxon Gate, Southampton

M&M Demolition were contracted by Saxon Gate Development Ltd to carry out the enabling works at Saxon Gate, Back of the Walls, Southampton. The building was constructed in the 1990’s was operated as 18 Commercial Units and is currently being redeveloped into 41 residential units. We were asked to strip out existing units in the building in two phases and manage the project and come up with a traffic plan as the principal contractor. This is a high profile city location within close proximity of residential buildings with restricted vehicle access. We start with meetings with the local authority to obtain licenses for Parking Bay Suspension to allow for Recycling Containers to be sited. We conducted daily site inductions with tool box talks and daily briefings outlining safe system of works for working in live environments. We made sure that the noise generated would not affect the neighbours with the installation of noise monitoring equipment. We had been in touch with neighbours by a designated Residents Liaison Officer and issuing regular Newsletters. 

We completed the project recycling 95% of demolition arising’s, safely, on time, and to budget.

Daleham Gardens, London

M&M Demolition were contracted by London Borough of Camden to demolish the fire damaged structure at Daleham Gardens. Our pre-demolition audit enabled us to specify how the extensive works could be achieved whilst protecting the challenging surrounding environment which included a school and a high profile residential area. Meetings with the client, local authority and school obtained all necessary permissions prior to commencing the works. Fencing was erected to protect trees and we were able to retain the original façade of the building using protective scaffolding, which was later removed. Environmental monitoring systems were installed before the internal stripping out and mechanical demolition of the structure which included asbestos removal. Planned logistics for all vehicle and plant minimised vehicle movements to occur outside school drop-off and collection times. Full day site inductions with tool box talks and daily briefings outlined a safe system for working in live environments adjacent to residential properties and the school.

95% of demolition arisings were recycled and the project completed safely, on time and to budget.

Bannister Road, Southampton

M&M Demolition were contracted by Lidl for the demolition, site clearance and associated works ready for construction of a new supermarket in Bannister Road, Southampton. Formerly the site of a Jaguar/Land Rover garage workshop and showroom. We oversaw the removal of street furniture, hardstanding, slabs and foundations and crushing of hardcore & concrete for re-use on site as piling mat. Impact on the environment was minimised with pre-planned vehicle movements, a full-time on-site residents liaison officer, a Dust Suppression System with vehicular wheel-wash and post demolition cleaning of the surrounding roads.

Highgate Community Centre, London

London Borough of Camden contracted M&M Demolition to carry out the demolition and associated works at Highgate Community Centre, London. Challenges for this project included high profile residential properties and restricted site access due to a narrow street and proximity to a neighbouring building as well as traffic in peak hours. Meetings with the client, their representatives and the local authority allowed us to obtain licenses and plan works. The project called for removal of trees and asbestos as well as time-consuming hand removal of roof tiles and hand-separation demolition work. We minimised our impact to the environment with pre-planned vehicle movements, a full-time on-site residents liaison officer, a dust suppression system and cleaning the surrounding roads, post-demolition. With photo records of the completed work, the site has been cleared for construction of a Community mixed-use development.

The project was finished safely, on time and in budget.

Pilgrim Springs, Folkestone

M&M Demolition were contracted by Cablesheer to carry out the demolition and associated works of 5 blocks of 4 storey residential flats. Due to the high profile residential location layout and gradient of the site close there were additional challenges caused by the proximity to a public footpath & highway. Any vehicle movements were restricted through a residential housing estate. We had pre-commencement meetings with the client, client representatives and obtained licenses & planned works with local authorities. We placed a full time Residents Liaison Officer onsite and erected designed demolition protection scaffolding with Monoflex. In addition to demolition of the 5 blocks, we oversaw the removal of slabs and foundations and crushing of hardcore & concrete for re-use on site as piling mat. We minimised our impact to the environment with pre-planned vehicle movements, a full-time on-site residents liaison officer, a Dust Suppression System and post demolition cleaning of the surrounding roads.

The site was being cleared for future regeneration, our video and photo records of the works completed the project safely, on time and on budget.

Lunedale, Wigan

M&M Demolition were contracted by Wigan Council to carry out the site set up, asbestos removal and demolition of the 23 residential units in this high profile residential area. Meetings with the client and local authority enabled us to obtain permissions prior to commencing the works and erect site security fencing & entrance gates. Our appointment of a designated residents liaison officer issuing newsletters to the neighbours ensured good community relations. The works included asbestos removal works, mechanical demolition of residential units & various outbuildings on site, formation of site levels followed by importation of top soil and seeding. A comprehensive waste management and site clearance plan was required and full day site induction with tool box talks and daily briefings offered a safe system of works for working in live environments adjacent to residential properties.

Christie Miller Leisure Centre, Melksham

M&M Demolition were contracted by Wiltshire Council to carry out the demolition and associated works at a former leisure centre. We were challenged by restricted vehicle movements through peak hours due to close proximity to neighbouring high profile commercial properties. Mayow Park Warehouse, Lewisham

M&M Demolition were contracted by Lewisham Homes to carry out the demolition, site clearance and associated works at Mayow Park Warehouse in Lewisham in preparation for the construction of a residential development. The project called for removal of some trees and protection of others, the erection of site hoarding and lights and the installation of security concrete barriers. We minimised our impact on the environment with pre-planned vehicle movements, a full-time on-site residents liaison officer, a dust suppression system and cleaning the surrounding roads, post demolition. We provided photo records of all the works completed.

Huguenot Place, London

M&M Demolition were contracted by Curo Construction to carry out the installation of temporary works and demolition at Huguenot Place, London. The original building constructed in the 1940’s was operated as commercial units and is being redeveloped into residential units. Extensive temporary works were required to retain some elements of the original structure during the strip-out and demolition of the building. Further challenges included the city centre location in close proximity to neighbouring buildings and various trades working on a confined site no compound for vehicles. We had pre-commencement meetings with the client, client representatives and obtained licenses & planned works with local authorities. We appointed an experienced temporary works supervisor and a logistics team for all vehicle movements. Full day site inductions with tool box talks and daily briefings outlined a safe system for working in live environments.

The Old Boiler House, Lambeth

Lambeth Council engaged M&M Demolition to undertake the complex enabling works project of the Old Boiler House. This project was particularly challenging due to its high profile residential location adjacent to live primary school (as per the photo) and the requirement to retain the boundary wall. Meetings with the client and local authority enabled us to obtain permissions to start the works which included site set up and erection of site security fencing & gates. Temporary works included erection of demolition protective scaffolding and raking shore props to basement retaining wall prior to strip out, asbestos removal and mechanical demolition. The formation of site levels, waste management plan and site clearance, with the pepper pot of basement slab to be retained were challenging. Maintaining daily communication with the management of the primary school allowed our logistic team to arrange all vehicle movements outside of school drop off collection times and pre-arranged backloads to minimise vehicle movements. Full day site induction with tool-box talks and daily briefings outlined a safe system of works for working in live environments adjacent to residential properties and the school.

Cablesheer contracted M&M Demolition for the demolition of a 4 storey sheltered accommodation block and associated works at Sam Manners House, Woolwich for future regeneration. We were challenged by restricted vehicle movements through peak hours due to close proximity to neighbouring residential properties, a public footpath & highway. We implemented a covid-19 safe systems of works, had pre-commencement meetings with the client, client representatives and obtained licenses & plan works from local authorities. We minimised our impact to the environment with pre-planned vehicle movements, a full-time on-site residents liaison officer, a dust suppression system and cleaning the surrounding roads, post demolition.
